    Please contact us regarding the size, budget, and type of building you would like. After receiving your email or phone call, we will meet with you directly to discuss your situation.
    If you have decided on a site, please also bring a drawing or map of the site. Some of our clients bring along image sketches, area charts, copies of magazines that have caught their attention, etc. We also share what they want, and we judge from past experience what the conditions are likely to be regarding architecture. , I would like to hear about various things. If you would like to use this as a reference, we will be happy to explain kwas' design philosophy and how we proceed with our work.

  2. Proposal 企画提案書の作成

    Based on the content of the interview, we will first create a planning proposal to see what kind of architecture is possible. It can take anywhere from one year to several years from conception to completion of a building, so we have a long-term relationship with them. Rather than signing a contract straight away, we would like you to first go through this project proposal and decide whether or not we can work together for a long time.
    We first understand and organize the desired architectural use and legal conditions of the site. Additionally, we will actually visit the site and investigate the site and surrounding conditions. We will create a pattern of volume that can be built and consider specific shapes to meet your requests. We usually consider several options at the same time, but we may also present you with one option that we think is the best option, or two or three options for comparison. The project proposal will be expressed using simple drawings, CG perspective, and models. Please consider whether you would like to request further design work based on the content of this project proposal, our design philosophy, and how we proceed.
    The fee for preparing a planning proposal is 300,000 yen (excluding tax) for private residences up to 200m2. For other uses or large-scale construction, we will check in advance each time, but please use approximately 0.5% of the total construction cost as a guide. After that, if you request a design and conclude a contract, we will allocate the cost of creating this planning proposal to a portion of the contract amount.

  3. Basic Design 基本設計

    We will conclude a design and supervision contract and hold regular meetings to examine more detailed plans and consider structures and equipment.
    During this basic design stage, it is very important to draw out the client's requests to the fullest, respond to them thoroughly, and converge on the final form in order to proceed smoothly with subsequent work. I would like to take the time to repeatedly consider various possibilities. We also create models and perspectives to understand and share spatial images with our clients.
    We will also have structural designers and equipment designers participate in compiling design proposals. Basic design documents as deliverables include 1/100 (or 1/200 depending on the scale) floor plans, cross-sections, elevations, structural drawings, equipment drawings, etc. It depends on the size of the house, but I think it will be about 20 sheets of A3 paper for a house.

  4. Detail Design 実施設計

    We will examine the contents of the basic design in more detail, finalize the specific design of structures and equipment, select materials, etc., and compile all the information necessary for the construction of the building as detailed design documents.
    Detailed design documents, even for residential buildings, are approximately 80 to 100 sheets of A3 paper. We carefully compile information to ensure there are no discrepancies between drawings. Conversely, making major design changes during this period will result in a huge amount of rework, which will affect the schedule. This is why we take a long time for the basic design and finalize the plan.

    Based on the detailed design documents, we request a quote from a reliable construction company. We check in detail whether the estimate we receive is appropriate and whether there are any missing items. If your budget exceeds your budget, we will consult with you on possible reductions and adjust the estimate if necessary.

    After adjusting the estimates and finalizing the design, we submit an application for building certification to the government office or designated inspection agency and obtain a building permit. The review period varies depending on the scale and difficulty of the structure.

  7. Construction /
    Supervisor

    About 6 months

    Once construction begins, we will conduct on-site supervision. We visit the site about once a week to confirm that construction is being carried out according to the design documents. We also conduct inspections together with structural designers and equipment designers depending on the stage. Structural and equipment designers will also be present during interim and completion inspections.

  8. Delivery お引き渡し

    We will hand over the product after the client has completed the inspection. The construction company will give you a handover certificate, keys, instruction manuals for the equipment, etc. In addition, in the unlikely event that some work remains, we will confirm the remaining work items in the presence of the construction company and client. As part of our design and supervision contract, we will supervise the construction of this remaining work. Even after delivery, we maintain good relationships with our clients and respond to requests for maintenance and improvements as needed. A yearly inspection will be conducted one year after completion of construction.

*About design management fee

From number 3 onwards, a design and supervision contract will be signed and a design and supervision fee will be charged. The detailed calculation will be done by adding up the amount of work, but as a guideline, it will be 12-15% of the total construction cost. Payment terms are basically 10% at the time of contract, 30% at the end of the basic design, 30% at the end of the detailed design, and 10% at the time of supervision x 3 times (at the start of construction, at the time of construction completion, and at the time of completion). Remuneration for the structural and equipment designers who collaborate on the design side is included in the design fee. Depending on the conditions, such as special lighting environments or commercial kitchens, we may charge more than the design fee above. Additionally, if you are located far away, you may be charged additional transportation fees.
